Rules and Guidelines
To ensure a safe, comfortable, and enjoyable living environment for everyone, please take a moment to review our community guidelines. By following these rules, we can maintain a harmonious community for all residents.
1. Noise Policy
Quiet hours are observed from 10 PM to 8 AM daily.
Please keep noise levels, including music, TVs, and conversations, at a reasonable volume, especially in shared spaces or near neighbors' units.
2. Pets
Pets are welcome! However, all pets must be registered with management and comply with our pet policy.
Pet Rules:
Clean up after your pets immediately.
Keep pets leashed when outside your apartment.
Excessive noise or aggressive behavior from pets will not be tolerated.
3. Trash and Recycling
Dispose of trash in the designated dumpsters or bins. Do not leave trash outside your door.
4. Laundry
Remove your items promptly from washers and dryers to ensure access for all residents.
5. Maintenance Requests
Report any maintenance issues promptly via Tenant Portal with Buildium.
Emergency issues (e.g., plumbing leaks, no heat, etc.) will be prioritized.
Filter changes are available upon request using your Tenant Portal.
6. Smoking Policy
Smoking is prohibited in indoor areas, including apartments and shared spaces.
7. Guest Policy
Residents are responsible for the behavior of their guests.
Guests must adhere to all community guidelines.
8. Safety and Security
Ensure doors and windows are locked when you leave your apartment.
Report any suspicious activity to management or local law enforcement.
Do not tamper with smoke detectors or fire extinguishers.
Grills are not allowed on balconies.
9. Alterations and Decorations
Do not make permanent alterations to your apartment (e.g., painting, drilling into walls) without prior written approval.
Seasonal decorations are encouraged but should not damage property or obstruct walkways.
10. Lease Compliance
Follow all terms outlined in your lease agreement, including timely rent payments, occupancy limits, and subletting policies.
11. Respect Your Neighbors
Be considerate of others. Practice kindness and understanding to foster a positive community atmosphere.

Frequently Asked Questions
HOW DO I PAY?
Download the application, “Resident Center,” by Buildium. The app will serve as your tenant portal and will allow you to make one-time or recurring payments.
Rent is due on the 1st of every month. Late fees may apply.
HOW CAN I CALL SOMEONE TO TAKE CARE OF AN ISSUE IN MY UNIT?
Similar to the payment, your app will allow you to make maintenance requests that will allow you to add pictures or details explaining the issue. The app will tell you when we receive your request, when it is in progress, and when it is complete. For urgent matters, please call (309)232-8765.
CAN I SUBLET MY UNIT?
Subletting your unit is not allowed under the terms of your lease agreement. If you need to vacate your unit before the end of your lease, please contact our management team to discuss your options.
WHAT OTHER THINGS ARE NOT ALLOWED IN MY UNIT?
We do not allow clotheslines for drying clothes outside to prevent items from being blown away by the wind or potentially stolen. Outdoor drying can pose a risk of items ending up in other people’s balconies or in the trees, creating unnecessary mess and inconvenience.
